A voice-over studio is a space built for recording voices. It has no echo, no outside noise, and equipment that captures the voice exactly as it sounds.
The most important thing in a studio is what you don't hear. An untreated room causes a voice to echo, and you can never fully remove that echo afterwards. Absorbent materials, decoupled walls, and a door that blocks traffic and ventilation noise do the real work.
Then there's the equipment chain: microphone, preamplifier, converter. And someone listening in. This last part is often underestimated. A second pair of ears catching a wrong emphasis or a too-fast passage can save you half a day of editing.
Many experienced voice actors today work from their own acoustically treated home recording spaces, with remote direction. This is not a compromise as long as the acoustics and the equipment chain are sound. The result is what matters, not the location.
